1. FILL UP OSS FORM
1.1 ORDER NOS. ASSIGN
1.2 Property Address – get from the spreadsheet provided by Genesis
1.3 State/County
1.4 APN-get from the tax page or prelim
1.5 Property type- Zillow/Trulia
1.6 Trustor Name/Add – Latest tax page/prelim
1.7 SNN (as necessary)
2. Search & pull up the latest tax page (clarification)
2.1 Netronline/PublicRecordsOnlineSearches
2.2 If no tax page available in Online Web – call the tax collector
3. Prelim or Commitment Report attach to the Search package
4. Search/Pull up HOA document is Townhomes or Multi-dwelling Unit, PUD and Condo
5. HOA Liens/Code violation/Judgment Liens and other liens
5.1 Prelim/Commitment Report look for any information refering to any encumbrances, then, pull the document using the recording information (book/page) provided. Attach these document in the Search Package.
5.2 Run PI/GI chain via Search engines like Title point and
Data trace – to see if there are open liens and any title issues.
5.3 Grantor/Grantee search via Public Records and Netronline to get the title chain.
EXAM PROCESS
1. Double check the SP to assure all the pertinent documents were attached.
1.1 Validate info on OSS if matching with the attach documents.
1.2 Verify if tax page is updated.
1.3 Verify if all the necessary documents as specified/shown in the Prelim/Commitment Report and Title chain were pulled and attached to
SP.
2. Marking and Coding of SP.
3. Preparation of Final Write-up.
